Which Report will you need?
Inventory report
A comprehensive list of all furniture, fixtures and fittings in a property together with a detailed description of the decorative order and condition. The report contains pictures and we also supply a disc with additional photos of the property free of charge to the landlord/letting agent.
Check-in Report
A report which has been prepared at the commencement of the tenancy detailing the decorative state of the property and reflectiing any changes which has occurred to the furniture, fixtures and fittings since the original inventory or previous report was prepared.
Check-out report
This is a report prepared at the end of a tenancy after inspecting the property and checking the original invertory. This document will describe any changes to the property since the start of the tenancy and will detail wether, in the clerks opinion, any damage or required cleaning is attributed to the tenant or the landlord (i.e. fair wear and tear or maintenance.
Mid term inspection
This is a visit to the property part way through the rental agreement, followed by a report sent to the letting agent/landlord looking at the condition of the property during the course of the tenancy.
Re-make This is a report which has already been compiled by Carringtons Services for a previous Inventory/check-in, but needs updating with both photos and a detailed description of the property ready for the new tenant. This services is free subject to the property not being renovated, changed size or over 2 years old.
Re-type A report which has been prepared by another Inventory Clerk/Company, (which an agent/landlord no longer use). This report will be re-typed by Carringtons Services along with any new notes regarding the condition and fixture/fittings of the property. Photos will be added and a disc of photos gained from the property will be added free of charge. Photos Photo evidence is becoming frequently requested by adjudicators in the event of disputes,
We provide FREE of charge full photographic evidence of each individual property.
Our clerks take several photos of a room and any large items of furniture/ major items within the room. We also take photos of gardens, garages and shed as standard.
All photos are date stamped and saved to disc which is labelled with the 1st line of the property address and the date the photos were taken; this is provided with a hard copy of the report.
We also include a selection of photos date stamped in the written report as standard. |
